Guest Information
Arrival and departure
Changeover day for the properties is usually Friday/Saturday for a full week’s booking. Short breaks are by arrangement. Guests are requested to arrive any time from 5pm time and to vacate the property at 10.00 a.m. on departure day. This ensures that we have time to clean the property and arrange laundry for incoming guests. Key arrangements and directions will be given to you in advance of your holiday. We can offer advise on local amenities/facilities to help make your stay more enjoyable.
Short breaks
Short breaks are available. The minimum stay is two nights
Utilities
All utility services are included in the cost of your holiday. Though we would ask that central heating usage is kept under reasonable control and switched down or off when not needed to minimize costs.
Pets
'The Saltings’ welcomes well behaved dogs. Most dog owners are considerate tenants and do not allow muddy animals to lie on bedding or upholstery. However, as it is always necessary to carry out an extra thorough clean at the end of a dogs stay, an extra charge of £20 per dog per holiday will be made to cover this. Dogs must not be left unattended at the property. Please help us maintain the high standards of this property by ensuring that any dog ‘poop’ is disposed of in a bin and not into the flower beds.
Cleaning/Linen
Bed Linen and towels are provided. We take great pride in the presentation and cleanliness of ‘The Saltings’. The cottage will be thoroughly cleaned between lets and, if you are staying for two weeks linen will be changed halfway through your stay. The Owner requests that the cottage is left as found and cleaned by guests before departure. Used linen and towels must be left in the bath.

Care of the Property
All equipment and contents must be left clean and tidy on departure, with the exception of linen to be laundered. The property must be securely locked and windows closed when you are out and care taken not to expose the property to any fire risk. The Owner reserves the right to enter the property at any reasonable time with or without any maintenance staff for the purpose of any repairs in the event that they may become necessary, although we will obviously respect your right to privacy and try not to disturb your holiday.
The Owner would like to make sure your stay is relaxing and enjoyable. We value your custom and hope you will return in the future.
Booking Conditions
The Contract
Contract of Hire is between the Owner of the accommodation and the Hirer. A booking is not effective until payment in full is received by the Owner. The contract is only effective once the completed booking form and full payment have been received and written confirmation has been sent to 'the hirer'. English and Welsh Law governs these booking terms and you agree to submit to the exclusive jurisdiction of the English and Welsh Courts.
Accuracy of description
The Owner has taken every care to ensure the accuracy of ‘The Saltings’ description. All information in the brochure and on the web site is given in good faith and is correct at the time of publication. The Owner cannot be held responsible for changes beyond its control, which may become known after publication of website and/or brochure. In addition, whilst ‘The Saltings’ is advertised as non-smokers only, The Owner cannot guarantee the fact. The Owner cannot accept liability for happenings beyond its control, such as breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, damage resulting from exceptional weather conditions or the owner’s negligence resulting in loss, injury or accident.
Payment
Payment can be made either by cash on arrival or by cheque or BACS prior.
Non-payment
Failure to make full payment at the appropriate time may result in the cancellation of the booking. The Owner reserves the right to cancel a holiday where full payment has not been received at the point of booking or within 7 days if a cheque is being used as the form of payment.
If you have to cancel
If you are forced to cancel your holiday due to unforeseen circumstances, you must inform the Owner in writing immediately. In all cancellation situations a 30% charge is made. We will make every endeavour to re-let the property, but you will remain liable for full/part payment if we are only able to re-let part of the agreed period. 'The Hirer' is strongly advised to arrange holiday cancellation and travel insurance to give protection in the event that the hirer is unable, for any reason, to take up the holiday accommodation at the agreed time.
Cancellation or alteration by The Owner
Rarely, for reasons beyond our the control of The Owner, we have to cancel a booking or alter arrangements made for the hirer. The Hirer will be advised as early as possible. Where possible, The Hirer will be entitled to a refund of all monies due. The Hirer will not as a result have any further claims against the Owner.
Arrival and departure
Occupancy shall be from 5pm on the day of arrival to 10.00am on the day departure unless otherwise agreed by The Owner.
Occupancy numbers
Under no circumstances may more than the maximum number of persons as stated in the brochure this property. Admittance may be refused if this condition is not observed.
Suitability
The Owner reserves the right to refuse or revoke bookings from parties which may in their opinion be unsuitable for the property concerned. In such cases, all hire charges will be refundable in full and the contract will be discharged.
Dogs
Well-behaved dogs will be accepted by prior arrangement.
Care of the property
The Hirer is responsible for taking care of the property during their stay and for leaving the accommodation, contents and eqipment in good order and in clean and tidy condition (with the exception of linen to be laundered). 'The hirer' is responsible for ensuring that he and all members of his party behave in a responsible manner both in relation to the property and the general neighbourhood during the holiday period. The property must be securely locked when you are out and care taken not to expose the property to any fire risk. In the case of any serious breach of these conditions, the right to repossess the property during the holiday period is reserved. The Owner also has the right to enter the property at any reasonable time with or without any maintenance staff for the purpose of any repairs in the event that they may become necessary, although your right to privacy is important to us and we will endeavor not to disturb your holiday.
Damage/Breakages
Any damage and/or breakages are the responsibility of the Hirer and the cost payable upon demand. The Owner reserves the right to repossess the property at any time where serious damage has been caused. Minor breakages are not usually charged for. All damage/breakages should be reported to the Owner. Guests are asked to repair any damage caused before departure.
Liabilities
The Owner can accept no liability nor loss of any nature whatsoever suffered by any person from any cause whatsoever arising in connection with that person’s occupation or attendance at the holiday accommodation. This includes injury, loss or damage to guests and/or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents.
Complaints
If a problem arises The hirer must notify The Owner Bridget Carrol on 07971 798802 who will endeavour to rectify it. The Owner cannot recompense if not made aware of any problem at the time and 'the hirer' must write to The Owner (Bridget Carroll, 3 The Terrace, Jolls Lane, Greetham. Horncastle. LN9 6NU.) confirming the complaint within seven days of the end of your holiday. The Owner will address the matter. The Owners’ liability is limited to the cost of your holiday, except in the case of liability for personal damage or injury, for which purpose we carry Public Liability Insurance.
